SMATS Residential Property Investment Trust provides qualified accredited and wholesale investors access to a range of quality Australian property investment opportunities.

The Australian housing market is experiencing high demand, driven by numerous factors including a rise in affluent migration and a rise in the downsizer market. These two demographics appear to be driving demand for units & townhouses in central locations across the country, indicating a desire for the development of new, quality housing.

This Fund offers investors the opportunity to make long term gains from the Australian property market by:

  • Holding and creating wealth through Australian property
  • Bypassing the complexity to direct property ownership
  • Accessing collective leverage to build a larger portfolio than you could individually
  • Gaining a more diverse portfolio across different sectors and locations

The Trust offers an opportunity to invest into a residential property Unit Trust, spearheaded by an Investment Manager. The Investment Manager will make investment decisions in relation to the Trust, along with the acquisition and development strategies in each subsidiary Special Purpose Vehicles (SPVs) established to achieve the investment objectives of each acquisition.

The Trust will offer two major classes of Units to investors:

  • Equity Units; and
  • Preferred Return Units

Equity Units will be further subdivided into Equity Units by State and Territory. This allows an investor the option to invest in a specific State or Territory, or National Equity Units which will be invested across any combination of States or Territories. The Trust will invest in SPVs that own Australian properties with the potential for capital growth and competitive rental yields.

Equity Units may be suitable for long term investors seeking entry into the Australian residential property market, who are prepared to take equity risk on indirect ownership of residential property acquisitions and residential property development.

Preferred Return Units may provide investors with a regular return on their investment, paid quarterly in arrears, indirectly backed by the ownership of Australian property. 

The Trustee of the Fund is SMATS Consortium Pty Ltd, ABN 30 603 784 452, AFSL 480476. The Trustee will appoint SMATS Asset Management Pty Ltd, AR 1299224, to approve, monitor and operate the investments of the Fund.

Sectors:

  • Residential properties intended for short or long term rental.
  • Properties or land with residential development opportunity in the future.
  • Properties or land with mixed use commercial and residential development opportunity.
  • New and established property both residential and mixed use commercial & residential.
  • Units in multi-unit complexes.

Fund Type:

  • The Fund is open ended, with both Equity Growth Units & Preferred Return Units.
  • No leverage in the Unit Trust. However, leverage is anticipated at the SPV level, via borrowings, where the properties are held.

Investment Targets:

  • The Preferred Return Units Fund has a targeted return of 6% p.a paid quarterly.
  • The Equity Units’ (being the aggregate of all the SPV assets held) average growth rate are targeted to outperform the Australian Property Market, referenced against the quarterly Real Estate Institute of Australia Market Facts.
  • The Fund will hold a portfolio of projects across different geographic locations in Australia.

Equity Capital Deployment:

  • Minimum acquisition price of $150k and a maximum initial acquisition price (excluding improvements or future additions) of $3m for single residential property and $20m for multi-unit developments, subject to the higher of CPI/Average Australia Price Growth (ABS) annually.
  • Minimum cash equity of 30% of the purchase price for any given property acquisition.

Minimum Investment:

  • A$50,000*

Restrictions:

  • Redemptions are subject to a 3 year lock-in period and approval of the Trustee.
  • A minimum of 6 month advance notice for any redemption request.
  • Available to qualified accredited investors.
  • Available to qualified wholesale investors.
